Tax Claim

Tax Sale ` Judicial Sale ` Repository Property

bulletWhen a property is sold for back taxes, there is an advertised tax sale.  The purchaser should check out rights-of-way and understand he also assumes any liens against the property. 
bulletIf unsold at a tax sale, the property goes to a judicial sale where a 60 year title search is conducted on the property and all liens and judgements are erased.  
bulletIf unsold at judicial sale, as a matter of law, the property is moved onto the repository list.
bulletThe Tax Claim Bureau may accept an offer of any price for property placed in the 'repository for unsold properties' without approval and published notice of sale.  The property shall be conveyed to the purchaser upon payment of the agreed price, free and clear of all tax and municipal claims, mortgages, liens, and charges and estates of whatsoever kind, except ground rents separately taxed.   It shall be the responsibility of the bureau to have the deed recorded at the expense of the purchaser. 72 P.S. 5860.627
bulletThe owner shall have no right to purchase his property at either a judicial sale or a private sale conducted under the provisions of this act (Section 618).
bullet"The County Commissioners shall have the direct supervision and control of the Bureau."  72 P.S. 5860.202(a)
