bulletImportant Information:
bulletWhen submitting documents for recording, if the recorder is to certify the document, the costs for certification are as follows:
bulletAll documents presented for recording must be accompanied by a self addressed stamped envelope.
bulletWhere no fee is specified the fee shall be set by the Recorder of Deeds
bulletAll fees & said tax shall be payable in advance.
bulletRealty transfer tax
bulletPennsylvania Tax  -  One Percent on consideration
bulletLocal Tax  -  One percent on consideration
bulletThe local realty transfer tax is collected for all county taxing bodies.
bulletAll deeds must set forth the true consideration or have attached thereto one complete statement of value.  All information must be completed on the statement of value (street addresses, consideration, assessed value, fair market value & an explanation) as to whether or not it is a taxable transaction.
bulletWhere the property is located in two or more taxing authorities, the person recording the deed shall give the monetary breakdown of the local taxes on the document.
bulletThe Statement of Value must be completed in full and signed by a responsible person connected with the transaction. No Statement of Value is required when the range is wholly exempt from tax based on:   
a) family relationship (grandparent, parent, child, brother or sister).  Please note that step-relationships are not exempt from tax.
b) Public utility easements.
bulletAll deeds must have a signed certificate of address for the grantee.
bulletRe-recorded or corrective documents must clearly state the reason for re-recording or correction, and must have new signatures and new acknowledgements.
bulletMultiple papers constituting one transaction must be clearly numbered as to the proper order in which they are to be filed.
bulletAll foreign language documents must include written English translation to record along with the original document.
bulletFor current fees, contact the Recorder of Deeds Office.

Fees for Financing Statements and ancillary transactions are set by Act 167 of 1992.  These fees change annually based upon the previous year's consumer price index.  Please call for current fees.   No searches are performed.
